Q: What is the commission to sale my home?
A: Commissions in the State of California are not set by law, but negotiable between Broker and Seller. The standard commission in Northern California is between 5% and 6% of the sales price and is decided on when the property is listed.
Q: Do I need to do inspections on my house before I have a buyer?
A: In most cases it is best to wait until your house is in escrow and let the Buyer do inspections with the property inspectors of their choosing. That may not be the case if the Seller is aware of a significant amount of dryrot, termite infestation or other obvious repairs that may have a negative impact on showings or make a prospective buyer offer a significantly lower price.
Q: What Disclosures am I required by law to provide to the Buyer?
A: There are a significant number of Califonia disclosure that the Seller will need to provide the Buyer. There are Disclosures that with specific time frames that must be adhered to by law. The best thing to remember is disclose, disclose, disclose!  Your Realtor will provide you with all of your disclosures and help you go through them carefully and accurately.
Q: Should I replace the carpet and/or vinyl before I list the house?
A: Repairs and replacement of things like carpet and vinyl need to be weighed with doing the work before listing the property or offering a monetary incentive to the Buyer to do it themselves after close of escrow or through escrow.
Q: Is it a good idea to hire a professional stager for my home?
A: Staging a home can be a tremendous tool in a slow market.  If you have a lot of personal traffic through your home or a large family with young children, staging may not be as effective for your situation. It generally costs about $900.00 to $2,500.00 for staging, plus rental on furniture if you have additional  items brought into the house by the staging company. Staging generally does reduce the days on the market and will bring about a higher offer. Think about your situation and if you are in a situation to pay out money now for the potential of selling it faster.
